Custom Homes & New Construction

Ground-up single-family homes and small residential projects, built to the Florida Building Code and managed by a licensed general contractor from permit to certificate of occupancy.

A new home in South Florida has to clear more than most places: wind-load design, flood elevation, impact-rated openings and a permit office that reviews every one of them. We work from your architect's and engineer's drawings, or help you assemble that team, then run the job — scheduling the trades, calling the inspections and keeping you informed with a clear budget and written change orders.

What's included

  • Pre-construction

Budget review, design-team coordination, survey and soil reports, and a realistic schedule before you commit.

  • Permits & inspections

Permit submission and responses to plan-review comments, then every required inspection through final.

  • Foundation & structure

Site work, foundations, block or framed walls, tie beams, trusses and roof structure built to the engineered plans.

  • Hurricane-rated envelope

Approved impact windows and doors, roof attachment and openings protection to meet the code for your zone.

  • Licensed trades

Electrical, plumbing, HVAC and roofing by licensed subcontractors, coordinated and inspected under one schedule.

  • Finishes & closeout

Interior finishes, punch list, final inspections and the certificate of occupancy so you can move in.

What shapes a South Florida build

Flood zone & elevation
Your FEMA flood zone and base flood elevation set how high the finished floor must be, which affects foundation design and cost.
Wind design
Miami-Dade and Broward fall in the High-Velocity Hurricane Zone, which carries stricter product approvals and structural requirements.
Existing structure on the lot
If an older home is in the way, our demolition team can clear the lot under the same license, so there is one contractor from teardown to C.O.

FAQ

Custom Homes & New Construction: common questions

Do I need my own architect?

New homes require signed and sealed drawings. If you already have an architect and engineer, we build from their plans. If you don't, we can introduce you to design professionals we work with.

Can you tear down my existing house and build the new one?

Yes. Rosemont Ventures Group also operates a licensed demolition division (soflodemolition.com), so the teardown, site preparation and new construction can run under one company and one license.

How long does it take to build a custom home in South Florida?

It depends on the size of the home, permit review time and material lead times. Permitting alone can take several months in some municipalities. We give you a realistic schedule once drawings are in hand.

How do you handle changes during construction?

Every change is written up with its cost and schedule impact and approved by you before the work is done. No surprise invoices at the end.
