Whole-Home Renovation

Gut and major renovations of older South Florida homes — layouts opened up, electrical, plumbing and HVAC replaced, openings hardened and finishes renewed throughout.

Many South Florida homes were built before today's wind and electrical codes. A whole-home renovation is the chance to fix what you can't see — wiring, cast-iron drains, roof attachment — along with what you can. Because we also do demolition, we can tell you honestly when renovating makes sense and when a teardown and rebuild is the better value.

Renovating an older Florida home

Hidden conditions
Old wiring, termite damage or failing drains often appear once walls open. We carry allowances and price changes in writing.
Substantial improvement
In flood zones, large renovations relative to the home's value can trigger elevation or flood-proofing requirements.
Asbestos in older materials
Older flooring, ceilings and drywall compound may contain asbestos; testing comes before demolition.

Should I renovate or tear down and rebuild?

It depends on the structure's condition, your flood zone and how much of the house you'd replace anyway. Because we do both demolition and construction, we can price both paths and show you the comparison.

Can we live in the house during the renovation?

For partial renovations, often yes with phasing. For a full gut with systems replaced, most owners move out for the duration.

How do you handle surprises behind the walls?

We set allowances for likely unknowns up front. Anything beyond them is documented with photos and a written change order before work continues.
