General Contractor in Miami-Dade County

Miami-Dade has the strictest building rules in Florida. It is part of the High-Velocity Hurricane Zone, it runs its own product approval system, and its older buildings go through regular recertification. We build, remodel and repair across the county and handle the permits in whichever jurisdiction your property sits.

What makes building in Miami-Dade different

  • High-Velocity Hurricane Zone. Homes and ordinary buildings are designed for 175 mph winds, and windows, doors, shutters and roofing must be approved for HVHZ use, usually with a Miami-Dade Notice of Acceptance.
  • Who issues your permit. The county handles permits in unincorporated Miami-Dade, and each of its municipalities runs its own building department. The rules are the same code, but the process, fees and timelines vary.
  • Recertification. The county's building recertification program applies at 30 years and every 10 years after for most buildings, with earlier timing for some coastal condominiums. Single-family homes and duplexes are exempt.
  • Condo milestone inspections. State law adds milestone inspections for condo and co-op buildings three habitable stories or taller, with repair deadlines after a phase two report.
  • Flood zones. Much of coastal Miami-Dade is in a FEMA flood zone, which affects new construction elevations and large renovations under the 50 percent rule.

What we do in Miami-Dade

Impact window and door replacement, concrete restoration and milestone repairs, kitchen and bathroom remodels, whole-home renovations and new homes. When an older house has to come down first, our demolition division handles that under the same license.
